Usually a stain that doesn’t behave like dirt: fuzzy or speckled patches in green, black, brown, gray, or white, often spreading out from a corner, a ceiling seam, or the bottom of a wall. Paint that bubbles or peels over a damp spot is another version. On a ceiling it often starts as a tan water ring that darkens over weeks. EPA says mold can hide behind wallpaper and drywall, so the patch you see may be the edge of it.
Because something in the house is getting wet again. Rain finds the same bad flashing, the same window gap, the same crack at the slab every time, and the material behind it never dries between storms in Biloxi’s humidity. CDC says a musty smell is reason enough to act, with or without anything visible. Notice which room it’s strongest in, then call and tell us where you smell it.
The system pulls air across the coil, through the ducts, and past whatever is growing in them, so the first minute after it starts is when you get the concentrated version. In Biloxi the air runs most of the year, and a coil sweating into a hot attic is exactly the condition EPA describes as a major factor in duct moisture. You can’t always, and we don’t open walls over the phone. What you can observe: a stain that keeps returning in the same place, paint that bubbles, a baseboard that has gone soft, a wall that feels cool and damp, and a musty smell that gets stronger near one spot. EPA lists behind drywall and around pipes as common hidden-mold locations. Tell us what you’re seeing and where, and we’ll tell you what that usually means.
On tile and grout, almost always — surface mold that likes a room that never fully dries. On a hard, non-porous surface it can be scrubbed off. The question is what’s behind it. If the caulk line is black and the drywall above the tile is soft, or the ceiling over the tub has a spreading spot, moisture has gotten into porous material and cleaning the surface won’t end it. Yes, and most of the mold we remove has nothing to do with surge. A roof leak, a slow drip under a sink, a bath fan that vents into the attic, a water heater pan that overflowed, a window that leaks in a north wind — any of those puts water on porous material, and EPA’s 24–48 hour window starts the same way. Flooding is one source of water. It isn’t the common one.
Fast. EPA’s window for drying water-damaged materials is 24 to 48 hours; past 48 hours, CDC says wet material will generally support visible and extensive growth. That clock starts when the water arrives, not when you notice the stain. A wet weekend on the Gulf is all it takes, and the inside of a wall cavity dries far slower than the room it faces.
It can. EPA says running an air conditioner you suspect is contaminated could spread mold throughout the building, because the system moves air from the moldy spot to every register in the house. That is why a smell that shows up at the vents is worth a call on its own. Switch the system off if you think it’s the source and call and describe what you’re smelling.
No. Dry conditions stop new growth from starting; they don’t remove what already grew, and dead mold is still an allergen. “Dry” is also temporary on this coast. Biloxi’s morning humidity stays high in every season, so the next humid week or the next storm restarts it unless the wet material came out and the water source was closed off.
Only in the first day or so after a fresh spill, before anything has started growing. Once material smells musty or shows discoloration, the EPA, CDC, and FEMA cleanup guidance says fans can spread mold through the house. Turn them off. Open a window if the weather allows, and call.
It can, and it also may not — CDC says exposure to damp and moldy environments may cause a variety of health effects, or none at all. The listed effects are a stuffy nose, sore throat, coughing, wheezing, burning eyes, and skin rash. Some people react and others in the same house feel fine. We can’t diagnose anyone. What we can do is remove the mold, which is the one variable you control.
A dark patch gets the same removal as any other color. CDC says it isn’t necessary to identify the type of mold, because all molds should be handled the same way and removed, and it says the reported link between the mold people call “black mold” and severe illness in infants has not been proven. CDC lists children, older adults, pregnant women, and people with asthma, allergies, or weakened immune systems as the groups more likely to react to a damp or moldy home. EPA, CDC, and FEMA all say children should not take part in mold cleanup. If any of those people live in the house, say so when you call. It changes which rooms we do first and how we handle the containment.
For most single-room problems, no — the work area gets sealed off and the rest of the house stays usable. If the growth is in the HVAC, spread across several rooms, or someone in the home has asthma or a weakened immune system, staying somewhere else during the work is often the practical choice. Usually. The room gets sealed in plastic and held under negative pressure, so air moves into the work area and not out of it. You use the rest of the house. For work in the ductwork or across most of the house, or where someone in the family is sensitive, a few nights elsewhere can make sense. We say which before the job begins.
No. We remove mold; we don’t test, sample, or assess, and we don’t sell those services under another name. CDC says if you can see mold, it needs to come out, and the type doesn’t change how it is removed. If you already have a written report from someone else, keep it nearby when you call — it helps us scope the job.
Not for the removal. CDC says all mold should be treated the same way and removed regardless of type, and the color tells you nothing useful — common indoor molds show up green, black, brown, white, gray, pink, and orange. What matters is where the water came from, how long it ran, and which materials got wet. Those are the questions we ask on the call.
EPA’s line is about ten square feet — roughly three feet by three — on a hard surface, with the water source already fixed. Under that, on tile or sealed wood, a careful homeowner can clean it. Growth on drywall, ceiling tile, or insulation is different at any size, because the material has to come out. Anything in the HVAC is a job for someone else. Keep kids out of it either way.
EPA says not to paint or caulk over mold. Paint covers the color for a while; the growth in the paper facing of the drywall keeps going, and the water that fed it keeps arriving. You usually see the shadow come back through by the next wet season, often larger. Get the material out, let the framing dry, then paint.
Because cleaning handled the surface and not the source. Porous material holds growth inside it, scrubbing wets the surface again, and the leak or the condensation that started it is still there. A stain that reappears in the same place is telling you the wall behind it is still wet. Call and tell us where it keeps returning.
Bleach isn’t something EPA recommends as a routine mold practice, and it warns never to mix bleach with ammonia. On drywall or wood, bleach whitens the surface while growth deeper in the material stays, and it adds water to something that needed to dry. Removal and moisture control matter more than any chemical.
It depends, and more than a phone call can settle. How far the growth has spread, whether it’s inside walls, insulation, or the HVAC, how many rooms are involved, and whether it’s a house or a commercial building all move the number, so prices vary widely. The real figure comes from a visit. What holds true everywhere is that a small patch handled now is a smaller job than the same wall next year.
Sometimes, with limits. Policies generally treat mold that follows a sudden covered event — wind opens the roof, rain comes in — differently from mold that followed a leak that ran for months, and many cap what they pay for mold. Nobody here can tell you what your policy will do. What we can do is document the job so an adjuster has something specific to look at.
A known, unresolved problem does, because a buyer prices in the unknown. A problem that was removed and written up is a different conversation: here is what was found, here is what came out, here is the report. The water has to be stopped for the removal to hold — EPA says fix the moisture problem first or the mold comes back. Part of every job is finding where the water got in and telling you plainly what has to change, whether that’s flashing, a fan vent, a supply line, or grading. Not in the material we removed, because it’s gone. It can return if the water that fed it is still arriving, which is why we don’t close a wall until the framing reads dry and why we tell you what has to change. Keep indoor humidity under 60 percent, ideally 30 to 50, as EPA suggests, and keep an eye on the spot after the next heavy rain.
Open every closet and cabinet and use your nose first. Look for a white or gray film on leather, wood furniture, and shoes; spots on ceilings under the attic; a dark line at the bottom of exterior walls; and a smell that hits when the air conditioner starts. Don’t paint it yet. Note which room, whether the smell changes with rain or with the AC, and whether anything is visible on the ceiling, the closet walls, or the baseboards.
